This article is dedicated to a very specific roof repair. This is a split level house with a second story roof over a single story roof. The exterior of the house body is lap siding. The first story roof in question is back-pitched into a second story wall. During a heavy rain water comes off of the second story roof and is dumped onto the first story roof. The water is then routed into a dead valley that leads straight into the second story wall (poor architectural design). Over many years of this water slamming into the second story wall, it eventually started leaking over the flashing and under the shingles onto the family room ceiling below and ultimately ruining the drywall. What we are going to go over is how to minimize the amount of water in this area and repairing the roof. In this case we know where the problem area is. The problem is where the first story roof meets the second story wall, so this is where we will start. In roofing, shingles start at the bottom overhang of the roof and are laid up the roof to the peak. They are then finished off with a roof cap of some sort. We will begin by reversing this process.

  1. Clean the debris from the area of roof you will be working on.
  2. Remove the roof cap, starting at the wall, back to the length of the first shingle at the peak of the roof.
  3. Remove the shingles from the wall. Start at the peak and work your way down to the eve Remove only what is necessary. In our case, we removed no more than one full shingle (mostly partial shingles) all the way down.
  4. Once the shingles and nails are removed, fill the nail holes with roof sealant.
  5. At this point, we could see that the 5×5 flashing, that goes from the roof to the wall, had been installed incorrectly. We could actually see the top of the flashing was cut (big no no!) below the bottom of the siding allowing any heavy rain a direct route into the house. At this point we decided the best method of repair was going to be to fill in the old 5×5 gap with roof sealant and start over with a new design.
  6. Fill the gap, from the bottom of the siding to the roof deck, with roof sealant. You don’t have to be especially clean here as it will be covered with new 5×5 flashing and 1×4 pressure treated trim.
  7. Install new 5×5 flashing per manufacturers recommendations. Make sure it is sealed well.
  8. Cut and install your new shingles. Make sure the edge that lays on the 5×5 metal has a very thick bead of sealant under it.
  9. Once your shingles are installed, install your top cap and you are done with the shingles.
  10. Cut and install the 1×4, approximately 2 inches off the roof deck, on the wall. Before installing the 1×4 make sure you put a very thick bead of silicone or other sealant behind the 1×4.
  11. Paint the 1×4 and flashing.
  12. After the paint has dried, seal the top of the 1×4 to the siding. Here you will have some nice sized gaps, so make sure you fill them well.
  13. Clean up your mess and we can move on to the next step.

Earlier we talked about minimizing the amount of water that flows onto this roof. There was approximately 400 square feet of roof water being dumped onto the roof below. In order to stop this we needed to reroute the second story water into gutters and down spouts leading the water away from this area. This is probably the most important step. Plus your telephone number must be big, large and easy to read.

· Employment centre Bulletin board
· County Courthouse or public office Bulletin board

Key Chains – I give these to all my buyers with the keys to their new house on them and leave them all over the place. They come in the shape of a house or #1 or whatever style you like and have your message on them. You can guess what mine says. Cost – about $. 25 cents apiece.

Pens – I use these all the time. Whenever I sign a sales receipt or anything I leave my pen. I cannot tell you how many outcries I have gotten off of these things and since I often need one, I always possess one to give away. My attorney even has a supply on his closing table. I possess two types printed. One for sellers says “We Buy Homes!” and one for buyers says “Everyone Qualifies”. Cost – about $.26 cents per unit.

Coin Holders – These you hardly find anymore so everyone is surprised when I have them. I leave these things everywhere. Mine are bright yellow with blue letters and my message. Cost – about $.30 cents apiece.

I leave all of these promotional items everywhere, on the top of gas pumps, on end-cap displays in grocery stores and in department stores. I look at it this way, if I give away 100 pens, 50 knives and 50 coin holders a month, that is only a little over $100 bucks a month. That is still cheap advertising for a Long Island real estate agency. And with the money you can make in a real estate deal, it is ‘no cost’ marketing strategy. You can get any of these promotional advertising products at many major promotion marketing manufacturer, and you can find companies online as well.

Business Cards

I order business cards by the 1000’s and you should as well, there are a lot of great places online that can print up nice (and cheap) cards for you and that specialize in real estate as well. As for business cards, well, they are cheap, mine are about $50.00 for 2000, and I pass them out and leave them everywhere I possibly can. I leave my cards everywhere, in pay phones, on restaurant tables, my kids even have their own supply to pass out. Try to get a box a week out. The card doesn’t have to be fancy, in fact the simpler the better. My card is bright yellow with blue letters and says:

WE BUY HOUSES Foreclosure? Need Repairs? Bad Tenants? Divorce? CASH IN 48 HOURS! OFFERS MADE ON ALL CALLS! XXX-XXX-XXXX

Magnetics are one of those things where you spend once and get use for a long time. Mine cost about $75.00 and are yellow with blue letters. They say:

Many people buying condo conversions don’t realize that the property they are buying is different from a newly constructed unit. This means the financial exposure for repairs and replacements can be much higher.

New condominiums, built from the ground up, are constructed with the building materials of today and have to conform to today’s more strict building codes.

The condition of converted condominiums can vary. An older apartment complex converted to condos could have wear and tear and may have structural faults unknown at closing. These problems can become a real hindrance later on.

Newer apartments that have been converted to condominiums in the past few years were probably constructed under the latest building codes and have new building components, mechanical systems and interior finishes. These are a safer bet and you will want to find out the year the original structure was built.

Many older buildings have been converted as well. Some converters gut an apartment building, taking it down to its “shell,” and then rebuild it, installing new plumbing, roof and mechanical systems.

Other developers simply do “cosmetic rehabs,” leaving the building components as is and merely sprucing up the property to make units more marketable.

Buyers beware. Are you buying a fully renovated building that was taken down to the shell, or are you buying a building that someone just slapped some paint on and put in a few new windows?

What about problems to the complex? Although most developers do a terrific job in converting, what if the roof needs to be repaired after a few years? Does the association have enough reserves to cover it? Many people believe condo conversion owners can expect special assessments quicker than new condo buyers.

You do have some safeguards. As a lender for condo conversion buyers, we often require an engineer’s report from the developer before we close the loan. You have a right to this document as well.

It tells you what was done to the building and the sales office can give you a copy of this if you ask.

Here are some other things you should know before buying a condo conversion:

They usually have restrictive covenants. Every condominium project has rules and restrictions that govern what unit owners can do. If you own a pet, make sure your building is pet-friendly. Do you even get a covered parking space?

Are you buying the unit as an investor to rent out? You will want to make sure the building allows rentals and the minimum term required.

If speculators cannot resell their units they will rent them out too. If there are many renters, that can create problems with condo owners in the same building and lead to maintenance issues.

Renters tend to care far less about their homes than do the home’s owner. Too many renters can destroy the complex and it’s value.

Speculators buy as much as 70% of some condominium projects. You may be moving into a building that is nearly vacant. That may not be what you had hoped for.

Once a condominium project has more than 30% of its owners that use it as a second home or as an investment property, the condos all become “non-warrantable.”

Non-warrantable condos mean the project is not insured by Fannie Mae. This means a different kind of loan for the buyer of your condo. Many banks do not loan on non-warrantable condos. We offer non-warrantable condo loans. Even though they are very competitive, even offering 100% financing, the loan programs are not quite the same as they are on a warrantable condo.

  • Upgrading lighting systems. The average commercial building has a lighting density of 2-3 watts per square foot which maintains proper lighting levels. This is a significant part of the HVAC load and almost any efforts in this direction will lower the cooling requirement for the building. Accent lighting (sometimes called architectural lighting) are not always energy efficient and should not be considered if you want to reduce energy and HVAC costs. Energy-efficient lighting systems emit less heat into conditioned space than older incandescent technology. If you have a return air plenum instead of return air ductwork, consider light troffers so that some of the heat from the lights is returned to the HVAC system instead of going into the occupied area.
  • Selecting efficient equipment and electronic devices that have a power saver option will reduce the sensible heat gain in the space. Items to consider include copy machines, kitchen equipment, computers and refrigerators.
  • Control ventilation by having your outside air balanced. Most building owners have drawings of the original HVAC system installation. Have the drawings reviewed by a mechanical engineer to confirm your outside air flow rates conform to the latest code requirements. If no drawings are available, your mechanical engineer should still be able to make recommendations for improvement.

Addressing these items is your first step to reducing energy and HVAC costs.

HVAC Systems

The second step to achieve energy and HVAC system optimization is knowing your system. Your HVAC system is critical to your interior environment, but it also represents a large component of your utility expenses. While it is beyond the scope of this article to discuss every system, a few recommendations can be addressed. Every HVAC system component has increased in efficiency over the years. If your system is more than 13 years old, it’s time to begin planning for an upgrade to new equipment. Well maintained residential systems have a life expectancy of about 15 years or so but seem to fail at the worse times. Have a replacement plan ready for the day your equipment fails.

Commercial systems vary, but if your building is using packaged equipment or split systems, the same lifetime can be expected. For larger commercial systems and industrial applications, the HVAC system may be more complex and require an individual analysis by a mechanical engineer. As I said, HVAC systems vary and no one-size-fits-all analysis works for larger systems. What all these systems have in common is they are normally fueled by electricity. Electricity cost money, so any efforts in the direction of increased efficiency is a plus.

HVAC System Tips:

  • Find a qualified consultant you trust. If you are a home owner or small commercial building owner, find a good HVAC company or mechanic to evaluate and maintain your system. If you are a large commercial building owner, find a commercial HVAC company for normal maintenance and a good mechanical engineer for specific guidance. I do not recommend using a mechanical engineer employed by the HVAC Company; find a third party engineer for unbiased information.
  • Verify your HVAC system load. Home owners should use ACCA’s Manual J calculation method and all others should have a load conducted by a mechanical engineer. Commercial buildings have more requirements related to code conformance, minimum ventilation rates, etc and are individual to each building.
  • Load reduction-Read the information above.
  • Select equipment sized for your load. NEVER OVERSIZE! More-is-better does not apply for HVAC systems. It will cost more to purchase the equipment as well as operate it. Get the load and the equipment selection right the first time.
  • Purchase high efficiency or Energy Star equipment. Many of the new systems include variable speed drives for fans and compressors. Over the years of ownership this will be paid back many times over. Compare standard efficiency equipment to high efficiency equipment in terms of initial cost and life cycle costs. Any good HVAC company or mechanical engineer can obtain this information.
  • Consider some form of energy recovery for any air exhausted from the building and use it to condition the incoming fresh air. This is air you have paid to condition, so extracting some of the energy before exhausting it should be a priority.
  • For large commercial buildings, consider conditioning the outside air with a dedicated outside air unit. This will eliminate any problems related to humidity control in most instances. It will also increase occupant comfort and allow for further downsizing of equipment.
  • Commercial buildings should consider economizers on their equipment. Most current codes require economizers on equipment over 15 tons in size. Often available at a low incremental cost, these units draw in fresh air from the outside when the temperature (sometimes humidity) outside is lower than the temperature inside.
  • Home owners and small commercial building owners should install programmable thermostats. Commercial building owners should install a Direct Digital Control (DDC) system. The investment in either of these will pay back more than the cost in a small amount of time. Read more below.

Control Systems

The third step to achieve energy and HVAC system optimization is controlling your system.

  • Programmable Thermostats-The age of digital controls has made saving energy easy. One of the best investments for the homeowner or small commercial building owner is a programmable thermostat. These are simple to use and incorporate strategies based on time scheduling. Most manufacturers offer 7 day programs and setback/setup programs which will turn the HVAC system on and off to compliment your schedule and desired indoor temperature. This is a great way to ensure HVAC systems are used only when necessary.
  • DDC Systems-For the large commercial building, I consider this as a must have system. Installation costs have steadily decreased and the performance reliability has steadily increased. They can be integrated into any system and expanded as required. Some of the more popular features of these systems are optimized start/stop of the HVAC system, multiple zone control, multiple temperature sensor locations and ventilation control. The best part of these systems is their ability to be scaled up to the largest of commercial applications. This means you can install a simple system and add more controls later to incorporate your whole HVAC system. Again, the payback is short and well worth the investment.

Operation and Maintenance

The fourth and last step to achieve energy and HVAC system optimization is operation and maintenance. The most efficient HVAC systems are well maintained. Ensure reliability, efficiency and a long life for your HVAC system by following these tips.

  • Find a qualified consultant you trust. If you are a home owner or small commercial building owner, find a good HVAC company or mechanic to evaluate and maintain your system. If you are a large commercial building owner, find a commercial HVAC company for normal maintenance. Make sure you record and document all servicing with dates, times and names of the servicing person.
  • Home owners should always get a seasonal tune up. The operation of your system will vary with the seasons of the year.
  • Replace your air filters regularly. Don’t use anything less then a MERV 5 filter to assure dust and fibers are removed. Clean filters will save fan energy.
  • Coil Cleaning-This is always a big item overlooked by residential and commercial building owners. Condenser coils collect dirt and debris on their surfaces because they are outside. This makes the compressor work harder and results in a higher refrigerant temperature in your refrigeration system. Evaporator and heating coils collect dust and fibers that circulate inside your home or building. Clean them at least once a year
