At 36 years old I fell pregnant and that was when my whole life changed. I went from being a successful computer applications specialist , party and dancing girl, to a full time wife, mother, task master, shopper, health nut, trainer, household manager, business owner, cook and baker, just to name a few. Basically, it was motherhood and mothering, and to me, it was tough.

Although happy about my new little one, and determined to be the best mom ever, by the time the first year had passed I felt like I had aged 25 years. Although busy as heck, I was also bored, fatigued, fed up, it seemed like I was never having any fun. I missed the nights of dancing, partying, staying out late and never having to worry about responsibilities at home. I missed the little freedoms that people without kids take for granted – but most of all, I missed myself and who I used to be. The idea that I was responsible for a little life made me stressed out and often times depressed at the thought of doing it all wrong. Nevertheless, I wanted to find a way to laugh everyday like I used to when out with my friends and dancing, as apposed to being a constant task master and constantly advising what to do and what not to do and how to do this or that.

One day, while chatting to a friend, who seemed to have it all together, I got such a shock when she said to me, “I love my kids, but there has to be more to my life then this or I am going to lose my head!” She and I both agreed that the days for us lacked fun and excitement and although we were proud of our developed motherhood skills, and proud of the job we were doing, all the more reason we deserved to have some fun in the midst of everyday mothering.

Then it occurred to me that although grown up fun doesn’t usually mix with kiddie fun, I could still find ways of putting a little craziness into the day that would leave lasting memories for the family, make me laugh, and above all else, feel alive.

Here are some of the crazy, fun, out of the ordinary things I have done with my kids to add laughter, smiles, and memories, and have given me a sense of fun ever day.  They also make for great stories to tell friends and family and have added value and life to my journey as a mom.

1. Feeling tired and just want to put your feet up for 5 minutes? How about doing it at the beauty salon? Give your child a brush, hair clips and a mirror and let them do your hair. Most kids love this and it also gives mom a chance to put her feet up and relax for a while.

2. Need your child to relax, not be so hyper and chatty? Give them a baby massage. This massage benefits child and parent. Follow the massage with a cup of herbal baby tea and honey. This also offers your child health benefits and for mom it offers a quiet, calm household for at least a little while. You will love it when afterward your child cuddles close to you and you can smell the essence of the massage oil you used and the atmosphere in the house.

3. At the end of year, take a family photo and choose a theme. Everyone has to dress up to match the theme. Have one nice photo taken and one silly one. Each year when you hang the new photos, you and you kids can laugh and remember things that took place when you took the previous picture.  A useful accessory to motherhood is the ability to take captivating, skillful pictures.

4. Want your hubby to know just how hard your job of mothering is? Switch roles! You are sure to come out of it with a big prize when he sees what you have to deal with and how gracefully you do it everyday. Take photographs of him and his facial expressions while he is struggling through the simplest things, or when the kids throw food on him, or when he looks like he can’t stand for another minute. When he puts the kids to bed, take one last photo of him. Print the photos and put them in a special book to show your kids and share with friends – trust me, it’s a real laugh!

5. Barney, Tweeney’s, cartoons? – Blah! Turn your kids on to Bob Marley, Black Eye Peas and Gwen Stefani. Let them move and groove to the music. Give each one a present for doing a dance show for you. Take pictures for you and the kids to laugh at later. You will marvel at your mothering when you see how not only adorable they are but how their little bodies are so uncoordinated and how they move so adorably. You will have a smile on your face for hours and your child is sure to come up with a funny dance move that you can imitate and make them laugh. Not to mention this is great exercise for the kids.

6. Go the movies – no baby sitter necessary! Take your baby to the movies. (Infants love the dark, and loud trailers make them snooze immediately.) Munch on your goodies in peace and enjoy the flick – without the fifty million interruptions!

7. Let them help you escape. Let your kids be the excuse to do the things you want to do, like hopping out for a manicure or pedicure, having an unusually junky meal for dinner, or going to an amusement park. Use your kids as an excuse for not doing things you don’t want to do or don’t feel like doing. Believe me, there are perks to motherhood and you deserve to use them!

8. Every Mother’s Day, have a picture taken with your kids. Store the pictures and the keep sakes from your kids in a nice box (let your kids decorate it and gain some time for yourself in the process). Every year visit the box and see how much your kids have grown and how much their crafts, coloring, writing, and drawing skills have improved.

9. Give your kids quiet time every day. Teach your kids to play independently with books, crayons, blocks, and music. These are just a few healthy ideas. When your children learn to play on their own in frees mom up to get tasks done in a reasonable amount of time, without all the interruptions. It also gives mom an opportunity to have a chat with a friend on the phone, which I am sure you will all agree would be a nice piece of grown up time. It is also very beneficial for your kids.

10. PJ Day is one of my favorites! The kids, well, lets just say they wish everyday was PJ day. Mom and kids hang out in their PJ’s all day. Matching PJ’s are extra fun! Eat your favorite foods and watch your favorite movies. Kids can watch their movies on a laptop while mom watches hers on the TV. Lay out drinks and snacks so they won’t disturb you for these things.

11. Star Gaze the night away. Tent up in your backyard with a radio, s’mores and other great camp out food and drink. Use it as your reading room or to star gaze. Kids can star gaze and play while mom reads in the tent.

12. Do you have a house fairy? No! Well, you had better put one in place as soon as possible. Invent a house fairy, give her a cool name and tell the kids she is always watching them and keeping track of all their good deeds and naughty means.

13. When your child falls asleep at night. Lay next to him and absorb his sweet baby smell and listen to him breath. This experience will relax you, and will add one of the warmest memories to your collection of motherhood.

14. The Laugh Master Game. Have fun, be a kid, be a little crazy and make them laugh. It’s contagious and you will soon all be laughing together. Embrace their laughter, their smiles, their funny faces, and their out of breath flops when they are pooped out from laughing. My little one is pooped out after this and usually falls asleep just after dinner.

Motherhood is a wonderful part of life but requires that we constantly give of ourselves.  Learning to find fun and laughter in the things we do and the ability to laugh when we don’t feel like it is a gift worth giving yourself. It makes us all the more better at what we do – for ourselves and our kids.

Tips and ideas abound regarding basic photography, but when it comes to taking birth photos, very little information can be found. Here you will find helpful information that will breathe your two dimensional pictures to life.

Digital “point and shoot” cameras have changed photography forever. It is now possible to take hundreds of pictures without worrying about the cost of developing them. Yet most of those types of cameras have one annoying feature: the delay from pushing the button to when the camera actually clicks the shot. Because of this, it is vital to anticipate different parts of the labor and birth, paying attention so you don’t miss the actual moment you are looking for. A remedy for this delay is having a higher quality camera. Digital SLRs (single lens reflex) and the more expensive point and shoots eliminate the delay and in some instances, offer a rapid firing of the lens and flash. This is especially important during the exact moment of birth; capturing the baby coming out challenges even the most seasoned photographer.

One common mistake is standing too far away from the action or not having the lens tight enough to capture the nuances distant shots just cannot see. Bring your focus in so you are able to see the laboring woman’s furrowed brow, the comforting hands or the strands of hair matted to her face. Focus the lens directly on those observations –close– and do not worry about getting everything in the frame. Actually, the less extraneous the background, the better; the camera sees everything from the peeling wallpaper to the sweat under her nose. Find a way to “see” the universality of the situation, yet also photographing her uniqueness. The family appreciates these types of very close shots.

If you will be the only birth photographer at a birth or two, working through tears adds a layer of difficulty to the job. If emotion sweeps over you and the camera is in your hand, use the auto-focus feature (if you have not been up to this time) so the photos are seen in their best light.

Birth photography, fleeting as it is, can be a magnificent gift to a woman and her family. While the click lasts less than a second, the presentation lasts a lifetime.

think that the application of the word “budget” doesn’t apply.

Of course you’d be wrong.

Do Wedding Planners Cost or Save?

Of course professional wedding planners have to be paid, so in
that way they obviously cost you. However an argument can be
made (and is made, both by wedding planners themselves and by
brides who’ve been happy with their professional planners) that
having a professional wedding planner can save you money in other
areas. An experienced wedding planner is involved in several
weddings each year. This means that they’ll have ongoing
relationships with certain wedding vendors, and it behooves those
vendors to cut the wedding planner a break on prices, so that
she’ll continue to use their services at all of the weddings
she’s involved with.

-Aside –

Not that it affects your budget, but it also behooves wedding
vendors to keep wedding planners happy with the service the
vendor provides. As an individual, you’re not likely to see
these vendors again after you finish your wedding (at least not
for a good long while, preferably not ever). A wedding planner,
on the other hand, will see these vendors again and again; she’s
a repeat customer for them.

Vendors will, of course, value a repeat customer more than a one
-time customer. They will convey this value with financial breaks
and extra-good service. If push comes to shove, they may convey
it by giving a wedding planner something (such as service on a
popular date or that includes a hand-to-find item) that they have
to take away from an individual bride. I know a bride who was
promised a wedding venue for a specific date and then a week
later the venue canceled on her, because they had a “repeat
customer” who wanted that date and was willing to pay extra. My
friend was not given the opportunity to pay extra or to outbid
the repeat customer. She just lost the date.

-Aside –

If you find a wedding planner with a great reputation (with both
brides and local vendors), you may get the best of everything: A
wedding planner who can easily get you top-notch vendors and
negotiate powerful bargains.

Even with a terrific wedding planner in your employ, you should
still do your own research and talk to your planner with a strict
budget in mind. If the planner can’t control costs
adequately, it’s always your responsibility to offer cost-saving
ideas of your own. If your wedding planner doesn’t stick to your
budget, then she’s the one who did a poor job, but it’s still you
who are out the money. The extra cost doesn’t come out of the
planner’s pocket!

Still, no wedding planner is likely to save you more than she
charges you. Hiring a wedding planner will result in higher
financial wedding costs for you. The area in which an excellent
planner will certainly save you, however, is in time. You’ll
need to invest far fewer hours toward organizing and ensuring the
details of your wedding if you hire a wedding planner than if you

The question for you to answer is whether you have more time or
more money to invest in your wedding. Only you can answer that.

What’s The Cost

Wedding planners can charge you in any of three ways:

o A percentage of the total cost of your wedding

o An hourly charge

o A flat fee per specific services

Although it’s the least common, I recommend looking for vendors
who use the last of those options. The problem with the
percentage charge is that it creates an incredible conflict of
interest for the planner. In essence, the more your wedding
costs you, the more the planner gets paid. That’s the opposite
of how it should work, in my opinion! Most planners are ethical,
and they live and die by recommendations, so they’re unlikely to
triple your expenses just to increase their cut, but at some
level of consciousness, it’s just not encouraging them to watch
every penny in the way that I, personally, would like. If you’re
working with a planner who charges a percentage (15% is typical),
talk about paying them a percentage of your budgeted wedding
costs (rather than actual costs), plus a percentage of any amount
they can come in under budget. Essentially offer them a bonus
for coming in under budget. This will somewhat offset the innate
conflict of interest in the percentage-based payment structure.

An hourly fee at least solves the problem that the percentage fee
causes, but it causes an analogous problem with time. When a
wedding planner (or any vendor) charges you by the hour, they
lose their incentive to move fast, and you have very little
control over this. Since you’re not doing the work, it’s tough
for you to say exactly how long it should take. If you’re
working with a wedding planner who charges by the hour, set a
maximum number (or range) of hours you’ll pay for, while making
sure that the planner agrees that the maximum you set is an
adequate amount of time to plan your entire wedding.

Planners who charge a flat fee for each specific service they
provide give you great flexibility. You don’t have to hire them
to plan every part of your wedding. If you want them to handle
the venue and catering, while you hire your cousin’s band and
have your mom make your dress, you have lots of flexibility in
paying for just the services you need, but no others. Also, by
charging a flat fee per service, the planner maintains all normal
(and desirable) goals to get the work done quickly and
inexpensively. They don’t get paid more for failing at one of
those goals, as they do with the other payment methods.

Unfortunately, planners dislike this payment structure because
they fear that there will be something unusually difficult about
your wedding, and they’ll have to eat the cost of dealing with
it. Particularly wedding planners who are new to the field feel
uncomfortable trying to predict ahead of time how much time and
effort it will take to provide the services you require. If you
propose the use of this payment structure to a wedding planner
who normally charges differently, make it clear that you’re aware
of this concern and find it reasonable. Discuss the fact that
you’re willing to accept add-on charges (probably by the hour) if
an unusual situation, beyond the planner’s control, occurs. As
with all types of wedding planners, be sure to ask to speak to
references, and talk to these brides-who-have-gone-before-you
about exactly what the wedding planner did and didn’t do for each
service she provided.

Keep in mind that just because a particular wedding planner
usually charges clients a certain way, doesn’t mean they can’t
get paid by another method. Most wedding planners are freelance
agents, who can define their own rules for how they get paid.
Perhaps they’ve always charged percentages in the past, but that
doesn’t mean they couldn’t agree to get paid a flat fee for
specific services for your wedding, if that’s the only way you’re
willing to pay. Of course you must be aware that this also means
that they can walk away and not take you as a client, if they
really don’t want to accept the payment structure you’re
interested in.

Negotiate with a wedding planner just as you would with any other
vendor. Remember that you’re hiring them. They are your hired
help. If you don’t like their terms, you can find a different
wedding planner to contract with. You’re the one holding all the
cards. Play them.

Many business owners will here hear the phrase ‘search engine optimisation’ (or SEO) from friends in the business community or even competitors and may consider it as a route to increasing sales, but what is a good SEO agency? Alternatively, a business owner may have tried ‘SEO services’ in the past and found it either didn’t work as well as expected or was working, but no longer as effective – this article explains what SEO is, and why ‘new’ SEO is working better than ever.

I have been working in search engine optimisation and ranking website market, before it was even called SEO. Here are the changes in SEO since the start of the new millennium and what you should be looking for in the SEO services that your SEO Agency offers or provides.

We take a look back at SEO through the years and explain what SEO is today and how best to utilise it for our website.

SEO in 2000

Back at the start of the Millennium the ‘big’ search engines that most people were using were Lycos and Excite. Of course, back then a very small percentage of the UK population had access to the internet and those that did had a slow ‘dial-up’ system.

Websites were one or two pages with basic information to allow them to load quickly (within 20 seconds). SEO practices back then were to ‘hide’ as many keywords on a page as possible, so the website was found for those searches without making the page look to spammy for visitors.

In 2002 Google launched something called ‘AdWords’ and it was predicted to be the death of SEO, as people could pay for prominence, on the now the number 1 website for starting internet searches.

In 2003, Yahoo purchased Inktomi, AltaVista and FAST, which was basically the end of all of the ‘smaller’ search engines. Google started to stamp down on ‘spam’ practices and websites. At the same time Google realised that ‘AdWords’ were not going to kill off SEO and that in fact the ‘natural listings’ encouraged visitors back to their search engine platform. Google started to recognise ‘professional SEO’ experts and promoted good SEO rather than spamming SEO.

2004 saw the first website ‘banned’ from the internet as Google took action against websites that were spamming them. They also took legal action against the “SEO Company” responsible.

To rank a website in 2006 you just needed links back to your website and so buying links / link exchange was all the rage and most websites had a web page where they would list companies and links to their website (I am still amazed how many websites continue this practice).

Between 2004 and 2008 Google, now was the only real “player” in the search engine world, started taking action against poor linking practices and companies and started tightening up on spam and buying links. The ‘Noughties” ended with all “naughty” SEO practices being practically stamped out, as Google concentrated on ranking websites based on their content and it’s relevance to the search being carried out.

SEO in 2010

Between 2010 and 2015 we started to see the search engines take notice of ‘Social Media’ sites and soon the results were filled with Twitter ‘tweets’ in the results. (I can still see the face of one of my customers when searching Google for his business, and the whole first page of the search results were compiled of tweets of a Twitter conversation that two members of staff had been having about how terrible the company was!)

Videos and images were also brought in to the search results with the Google ‘Caffeine’ update.

Google introduced “personal search results” with the websites shown in the search results based on your previous searches and websites you had visited before. This caused a ‘bit of a stir’ in the SEO world as customers claimed their websites were “top of Google” for any search they did related to their industry, just because they had visited their own website many times before, so Google of course fed them back the website for all relevant searches. This can still be a bit of an issue until you show them the new ‘Google Incognito search’.

The focus on ranking websites was on being found for BIG keywords. A ‘Plumber’ in Bristol would want to rank for that search, and so that was the focus.

Google ‘Panda’ and ‘Penguin’ updates figuratively killed off ‘link exchanges’ with huge penalties for websites who had irrelevant links pointing towards them. At the same time Google introduced “no follow links” to allow websites to provide relevant links to other websites and information without penalising either party. It was the start of “safe linking”. Quality and relevant content was now the key to ranking in the search engines.

A report by the ‘Office For National Statistics’ in 2014 stated:

  • 38 million adults (76%) in Great Britain accessed the Internet every day, 21 million more than in 2006, when directly comparable records began.
  • Access to the Internet using a mobile phone more than doubled between 2010 and 2014, from 24% to 58%.
  • 74% of all adults bought goods or services online, up from 53% in 2008. Clothes (49%) were the most popular online purchase in 2014.
  • Of all adults in Great Britain, 67% are aware of Internet storage space services, but the take up of these services to store data is much lower at 35%.
  • In Great Britain, 22 million households (84%) had Internet access in 2014, up from 57% in 2006.
  • Fixed broadband Internet connections were used by 91% of households.

The UK was now (almost) internet savvy and usage of mobile phones to visit websites was huge.

SEO 2015 and Onwards

The biggest change to the search engines in 2015 was the ‘penalisation’ of websites that were not “mobile friendly” – a mobile friendly website has different information for the smaller screen to make it easier for the user to read and understand. In ensuring that users got the best experience Google started ranking mobile friendly or responsive websites (where the website automatically changes its size and format to fit the screen) higher in the rankings.

The UK population were using their mobile phones for local searches, and local companies could at last gain an advantage over the large corporates or ‘national’ companies on the internet.

The introduction of ‘semantic search’, where Google brings back websites in the results not based on the keywords, but the content on a page, again changed the way SEO agencies looked at working on websites. Ranking for the ‘Big’ keywords, such as ‘Plumber Bristol’ became less important, as internet users became more savvy with their searches. ‘Long tail keywords’, and as many as possible, started to grow website visitors and more importantly, conversions.

What is The SEO Process Today?

It is probably correct to say that the processes or practices associated with search engine optimisation have now out grown the term ‘SEO’

In years gone by working the content and structure of a website was enough. Now, there is so much more to do to not only rank a website in search engines, but to get customer engagement. A better description of the service would be ‘digital marketing’.

Old practices, as mentioned earlier, meant ‘big’ keywords were key to ranking. A focus on a single keyword per page or even for a whole website would rank the business and back then it was all about ‘rankings’.

A few years ago (and only 2 or 3 years ago) Google suggested to professional SEO Agencies that 300 words on a page was sufficient content. Last year they stated the MINIMUM should be at least 500 words.

Every day I am asked to review a website by a potential customer – and most of them have between 150 to 250 words on a page. This is common practice. There are two ways to look at this. Either Google has to change it’s expectations as most websites do not meet their grade or another way to look at this is as an easy way to jump the competition by simply adding content to your website. Do you think Google will lower it’s expectations or expect websites to improve to their standard? Google released the ‘mobile friendly’ update knowing that somewhere around 80% of websites would need to be upgraded – and they did it anyway as it benefitted over 50% of there users. Quality content effects 100% of their users.

I recommend to our customer about 800 words per page. This is enough content to be ‘semantic search’ friendly, provide relevant content and not be too word heavy.

Good practice is to have:

  1. Page Title – say what the page is about (‘Big’ Keyword if you must)
  2. Headline – asking a question
  3. First paragraph explains briefly explains the content / solution
  4. Image / or video
  5. Longer description of the solution

This has a number of benefits.

Firstly, those people who just want a Plumber will read the first paragraph, see the image of the van (build authority and professionalism) and call the Plumber. Other people will want more information which they can find further down the page. Is this cheating at SEO? Absolutely NOT. You are providing relevant information to the user and Google will love you for it. How content is structured and written on a page is the “new” SEO.

The second benefit is that your website will start to be found for a combination of the words on the page – semantic search – in the example above the Plumber could be found by customers and potential customers looking for “Smith Plumbing”,”emergency Plumber near me”, “Emergency Plumber in Bristol”, “Best24 hour emergency plumbing service in Bristol”, “emergency plumber Bristol reviews” and dozens more search terms. If you were a Plumber would you rather be found for one big keyword or multiple relevant customer converting keywords? I thought so, and so does Google.

Old practices were to create website content for the search engines. Now you must create content to provide value for customers. This is an easier process than you might think.

What were the last 5 customer enquiries to your business? What was the problem they were trying to resolve? Write about the problem and your solution.

Link Building

The historic way of ‘link building’ was to get as many links from as many places as possible. This year we has a very large company contact us about their SEO and they were horrified when we suggested that they needed to remove their 1.4 MILLION links back to their website as they had spent a fortune over the years buying the links. Irrelevant links, and the more you have the more detrimental it is, highlights to Google the irrelevance of your website – regardless of how relevant it might be.

Today, a few, relevant links is far better than a Million links back to your website. Today, links have to be built through engaging relationships. Taking our Plumber once more, a link back from the ‘Gas Safe register’, a local plumbing centre or bathroom showroom, and a few local websites that like his information would be enough.

Social Media

Even though we still get a some companies like this now, a few years ago when we suggested businesses should be on Facebook I was normally told “Facebook – that is for teenagers isn’t it? That is not our market”. If done well, Facebook can drive more traffic and paying customers to your door than your website. Facebook’s largest user group is 25 to 34 year olds, second largest is the 35 to 44 years old age group. The 45 to 54 year olds are using Facebook more than teenagers, and as nearly as much as 18 to 24 year old.

What is next for ‘Social Media’? Live streaming! Twitter has purchased a company called ‘Periscope’ which allows you to live stream video from your phone. “So what?” I hear our ’emergency plumber’ asking. If I were a Plumber I would be live streaming my work as I fix a problem, with the video going out live to all of my followers and their friends – my own television channel that is free-to-air across the whole world. There are no ‘old’ SEO practices for video as it just didn’t exist and when YouTube started out it was for showing funny videos of cats and the like.

Today that has all changed. YouTube is the second largest search engine in the world and is owned by Google. YouTube has over 1 BILLION users worldwide and every minute, 300 hours of videos are uploaded. It would take you about 2 years to watch all of the videos that will be uploaded in the next hour. All respondents were asked whether or not they felt that there was need for a verification system. Majority 69%, said yes and 31% said no.Overall, need for a verification system also appeared to be more important to the higher socioeconomic group.

Those who felt there was need for a verification system were also asked to state who should be in-charge of providing this verification. This article is dedicated to a very specific roof repair. This is a split level house with a second story roof over a single story roof. The exterior of the house body is lap siding. The first story roof in question is back-pitched into a second story wall. During a heavy rain water comes off of the second story roof and is dumped onto the first story roof. The water is then routed into a dead valley that leads straight into the second story wall (poor architectural design). Over many years of this water slamming into the second story wall, it eventually started leaking over the flashing and under the shingles onto the family room ceiling below and ultimately ruining the drywall. What we are going to go over is how to minimize the amount of water in this area and repairing the roof. In this case we know where the problem area is. The problem is where the first story roof meets the second story wall, so this is where we will start. In roofing, shingles start at the bottom overhang of the roof and are laid up the roof to the peak. They are then finished off with a roof cap of some sort. We will begin by reversing this process.

  1. Clean the debris from the area of roof you will be working on.
  2. Remove the roof cap, starting at the wall, back to the length of the first shingle at the peak of the roof.
  3. Remove the shingles from the wall. Start at the peak and work your way down to the eve Remove only what is necessary. In our case, we removed no more than one full shingle (mostly partial shingles) all the way down.
  4. Once the shingles and nails are removed, fill the nail holes with roof sealant.
  5. At this point, we could see that the 5×5 flashing, that goes from the roof to the wall, had been installed incorrectly. We could actually see the top of the flashing was cut (big no no!) below the bottom of the siding allowing any heavy rain a direct route into the house. At this point we decided the best method of repair was going to be to fill in the old 5×5 gap with roof sealant and start over with a new design.
  6. Fill the gap, from the bottom of the siding to the roof deck, with roof sealant. You don’t have to be especially clean here as it will be covered with new 5×5 flashing and 1×4 pressure treated trim.
  7. Install new 5×5 flashing per manufacturers recommendations. Make sure it is sealed well.
  8. Cut and install your new shingles. Make sure the edge that lays on the 5×5 metal has a very thick bead of sealant under it.
  9. Once your shingles are installed, install your top cap and you are done with the shingles.
  10. Cut and install the 1×4, approximately 2 inches off the roof deck, on the wall. Before installing the 1×4 make sure you put a very thick bead of silicone or other sealant behind the 1×4.
  11. Paint the 1×4 and flashing.
  12. After the paint has dried, seal the top of the 1×4 to the siding. Here you will have some nice sized gaps, so make sure you fill them well.
  13. Clean up your mess and we can move on to the next step.

Earlier we talked about minimizing the amount of water that flows onto this roof. There was approximately 400 square feet of roof water being dumped onto the roof below. In order to stop this we needed to reroute the second story water into gutters and down spouts leading the water away from this area. This is probably the most important step. I use 18 x 24 signs and set them at high traffic crossings around the town I wish to purchase houses in.

I also position a sign in the front yard immediately after purchasing any house. I have purchased several homes in the same regions as a result of marketing this way.

You can either use wood stakes or the wire stakes with your signs. I like the wood stakes because they do not bend like the wire ones, in addition, they are more less expensive and you can find just about any reasonably sized stick of wood or stake at your local hardware store for a really good value. Just get long lengths and trim down to fit. Then just nail the sign to it with the roofing nails with the orange or green plastic tops or you can use screws. There are many variants on what the wording on the sign can say. Keep in mind that traffic will be moving so you want to keep your message short and simple so it may be read. Plus your telephone number must be big, large and easy to read.

If you search the sign advertisement content, you will discover that it is same resemblance my paper ad. I like to brand my advertising because I believe that helps with identification that is probably why the two guys noticed me as a Real Estate Professional..You want to have contrast, so a white sign with dark blue letters usually is the best draw. Some folks swear by black on yellow or black on orange. Again, I say it’s not what or how you say it rather simply that you’re out there marketing and placing out signs that counts. You’ll build a ‘brand image over time if you stay logical with your real estate marketing endeavors. When dealing with bandit signs, be sure that your local code enforcement laws are aware of them. In some areas or counties they can lax on them but a few miles down the road in another county or city, they can be super strict and will ticket you in a minute, pull the signs down and lead off looking for your next posters to go after you again. Some retail merchants in high tax areas can’t put out any A board signage without having them sized and then fined.

Flyers and Bulletin Board Postings

Flyers and related collateral are another cheap way to get the word out that you are a real estate investor buy property, foreclosures or distressed properties. Just create a flyer with any one of the free on-line flyer software internet sites telling people that your are a real estate investor and how to get in touch with you. Make copies for few cents apiece and you have some really inexpensive real estate marketing and advertising. It really is that simple. Then place these flyers on every bulletin board in your Town or region you would like to buy your property, foreclosure or distressed home.. I also recommend that you place some of them in those plastic sheet shielders so the rain won’t ruin them and put them up on phone poles around neighborhoods I like to buy property in.. While not as prominent as the bandit signs, on poles actually in the neighbourhood they still attract phone calls. I carry a file with me in my automobile and put them up whenever I stop at a grocery store or major discount shop or really wherever. Some of the other area to put them are:

· Laundromats
· Taped to the inside of telephone Booths.
· On the counter of any business organization that will let you place them at.
· Bulletin boards at any local or major rebate store (lots of traffic)
· Grocery store bulletin boards
· Fax to Mortgage agents, call first
· Fax to Real Estate Agents, call first and they may get a lot of these.
· Take them Door to Door in target regions
· Employment centre Bulletin board
· County Courthouse or public office Bulletin board

These are just a few illustrations. Any place that will allow you to set one is a good place. You can never let too many people know that you are a real estate investor and are in the foreclosure market.

These are some of my favourites and most fun. While they are not the top producers of leads or the least costly, they will sure position you apart from the average investor.

Pen Knives – These tiny Swiss army knives are the neatest things. They are actually key chains etched with your content, mine being: WE BUY HOMES – All cash or take over payments within 24 hours! Call xxx-xxx-xxx I assure if you give one of these to somebody they will hold on to it it and if they conceive of selling, they will think of you. They are about $1.75 each.

Key Chains – I give these to all my buyers with the keys to their new house on them and leave them all over the place. They come in the shape of a house or #1 or whatever style you like and have your message on them. You can guess what mine says. Cost – about $. 25 cents apiece.

Pens – I use these all the time. Whenever I sign a sales receipt or anything I leave my pen. I cannot tell you how many outcries I have gotten off of these things and since I often need one, I always possess one to give away. My attorney even has a supply on his closing table. I possess two types printed. One for sellers says “We Buy Homes!” and one for buyers says “Everyone Qualifies”. Cost – about $.26 cents per unit.

Coin Holders – These you hardly find anymore so everyone is surprised when I have them. I leave these things everywhere. Mine are bright yellow with blue letters and my message. Cost – about $.30 cents apiece.

I leave all of these promotional items everywhere, on the top of gas pumps, on end-cap displays in grocery stores and in department stores. I look at it this way, if I give away 100 pens, 50 knives and 50 coin holders a month, that is only a little over $100 bucks a month. That is still cheap advertising for a Long Island real estate agency. And with the money you can make in a real estate deal, it is ‘no cost’ marketing strategy. You can get any of these promotional advertising products at many major promotion marketing manufacturer, and you can find companies online as well.

Business Cards

I order business cards by the 1000’s and you should as well, there are a lot of great places online that can print up nice (and cheap) cards for you and that specialize in real estate as well. As for business cards, well, they are cheap, mine are about $50.00 for 2000, and I pass them out and leave them everywhere I possibly can. I leave my cards everywhere, in pay phones, on restaurant tables, my kids even have their own supply to pass out. Try to get a box a week out. The card doesn’t have to be fancy, in fact the simpler the better. My card is bright yellow with blue letters and says:

WE BUY HOUSES Foreclosure? Need Repairs? Bad Tenants? Divorce? CASH IN 48 HOURS! OFFERS MADE ON ALL CALLS! XXX-XXX-XXXX

Magnetics are one of those things where you spend once and get use for a long time. Mine cost about $75.00 and are yellow with blue letters. They say:

According to Medicinenet abdominal pain can be classified by onset, type, and location: the onset of pain can be either sudden or gradual; the type of pain can be either constant or crampy; the location can be either localized or diffuse. Using a thermometer, check anyone suffering from abdominal pain for a fever.

Question: What are minor causes of abdominal pain?

Indigestion is the most common cause of abdominal distress in both adults and children. Indigestion results from eating too much or eating unsuitable food. It is often accompanied by heartburn, belching, and a sensation of fullness or nausea. In most cases, indigestion ceases gradually and within a few hours. Antacids may help. Indigestion does not trigger a fever.

Gastroenteritis is an inflammation of the lining of the stomach and intestinal tract. It is another common cause of abdominal pain. It can be caused by food poisoning, food allergies, or infections, for example, “stomach flu.” The pain is crampy, diffuse, and may come on suddenly. There is nausea, vomiting, and diarrhea. If the cause is infectious, there may be a fever.

Constipation is a difficulty in emptying the bowels. The pain is often sudden and may be either constant or crampy. Although the pain is usually diffuse, it can be localized to the left side of the abdomen. Constipation does not cause a fever. The pain is relieved by either passing gas and/or stool.

Irritable colon, which is also known as spastic colon or mucous colitis, is a disturbance of large intestine function. The condition is made worse by periods of emotional stress. The pain is crampy. There can be either constipation, diarrhea, or mucous stools, as well as a loss of appetite. A fever is not a symptom.

Menstrual cramps or painful menstrual periods (dysmenorrhea) are experienced by many women. Pain at ovulation or mittelschmerz (middle pain) occurs midway between periods. It can be severe; it is localized to the right or to the left lower abdomen. There is no vomiting, diarrhea, or fever. The pain usually passes in a day or two.

Continuous pain that comes on suddenly, producing tenderness of the abdomen when touched, may be caused by a perforated ulcer, an ectopic (tubal) pregnancy, or a leaking abdominal, aortic aneurysm. An abdominal aneurysm may also cause pain in the back.

Question: What other disorders include abdominal pain as a symptom?

Abdominal pain with backache and frequent, painful passing of urine suggests inflammation of the kidney (pyelonephritis) or of the bladder (cystitis). There may also be a fever. Recurrent abdominal pain may be caused by a peptic ulcer. Abdominal pain is also a symptom of inflammation of the stomach lining (gastritis) or an inflammation of the liver (hepatitis).

Question: Are children especially subject to abdominal pain?

No. But a child with infection of the middle ear (otitis media) or inflammation of the tonsils (tonsillitis) may complain of a stomachache. There may be two reasons for this: a child’s non-abdominal illness may make him or her feel queasy or nauseated; also, a child’s vocabulary may be limited to ache or pain associated in the past with abdominal pain or a stomachache.

Close to 20 years ago, two of my best buddies and I decided to pool our resources after college and get an apartment of our own.

The three of us were barely able to afford a 3 bedroom apartment that was about 10 years old at the time. We paid about $500/mo. in rent. To this day, I am not sure how we could afford that apartment.

The apartment was a dump. The flooring, the kitchen and, especially, the bathrooms were so bad, that my father walked in one day with a horrified look of disgust on his face, and refused to stay. However, that was what my buddies and I called home.

Today, nearly 30 years later I am doing loans for people buying units in that same apartment complex. Today, it’s a condo conversion!!

The entire complex has been remodeled, and the units are going for nearly $175,000 a unit.

Pure genius!

You all know about condo conversions and how incredibly hot they are in the market. Low interest rates have driven new home sales through the roof and condos are no exception.

First time home buyers are flocking to get in any way they can. This has actually crippled the apartment business and is driving the biggest condominium conversion boom in 20 years.

Over 12,000 apartment units in Las Vegas are currently mapped for condo conversions. Condo developers are paying a premium to acquire and transform old apartment complexes into condos and they are doing this all across the country, especially Las Vegas and South Florida.

The developers typically search for apartment-to-condo conversions in desirable locations where they won’t directly compete with affordable entry- level homes.

They want to offer an affordable alternative to pricier single-family homes or to costlier condos in new developments.

In many cases, condo conversions provide the perfect entry-level opportunity for renters to become home owners, allowing these new property owners to build equity and realize their homeownership dream.

Transforming apartment buildings into condominiums is quicker and less risky than construction from the ground up.

Land prices have gone up so high that many developers cannot afford to build entry-level housing, so this is a great option. Home buyers then benefit because converted units are usually more affordable than new ones, and many are in choice locations. You can find some of these units advertised locally for as low as the $90’s.

Conversion developers say they can buy something for one-third of the cost that it would take to buy the vacant land and build something on it.

The beauty for the developer is that the condo conversion isn’t going to be selling for one-third of what it would cost brand new. It’s more like 75%-85% of it.

The developers usually do a pretty nice job improving the property and the units. Upgrades are usually made to the property’s exterior and common areas. Then they add on the sizzle. Once the developer acquires an apartment complex, they generally convince about 10-15% of the existing renters to stay by buying a unit. They will often offer these people discounts before they ever even market to the general public.

The obvious key to selling these units to your clients is to convince buyers that they are better off owning versus renting or to get your more timid investors to jump in with less financial risk.

People have a desire to own a home. There are very few who want to rent and low interest rates have provided this opportunity.

8 St Thomas Condo conversions create more affordable housing in areas when the price for a single-family home skyrockets like we have seen throughout the country. A single family home in Las Vegas, where I live, is averaging around $300,000. That is simply not affordable for your average first-time home buyer.

Speculators and investors make up 30-50% of all condo conversion buyers. They buy these units, intending to sell them at a higher price in a short term.

Rising interest rates historically have slowed conversion activity. This slows down the appreciation as well. It’s difficult to convince someone to pay $1200 per month on a mortgage for a 1000 sq. ft condo. However, get it under $1000 and you will find buyers.

Before you invest in one of these units and plan on renting it out, or you plan to buy one to live in, you must know a few things.

Condo conversions are marketed to the very same people who rent apartments. Thirty to 50% of all condo conversion buyers are investors and speculators.

When they go to rent their units, they are competing for the very same market as the developer of the project. Why rent when you can buy? Why rent from you either?

Once cheap mortgages vanish, and rates have been rising recently as you all know, condo conversions will become riskier. When home sales slow, converters may find it harder to sell their condos.

Once 30 year interest rates hit 7% or 8%, experts say, condo conversions will cool. Today, we are at around 6.25%. The good news is condo conversions are almost the last bastion of truly affordable housing in many areas.

Here are some things to keep in mind…

Many people buying condo conversions don’t realize that the property they are buying is different from a newly constructed unit. This means the financial exposure for repairs and replacements can be much higher.

New condominiums, built from the ground up, are constructed with the building materials of today and have to conform to today’s more strict building codes.

The condition of converted condominiums can vary. An older apartment complex converted to condos could have wear and tear and may have structural faults unknown at closing. These problems can become a real hindrance later on.

Newer apartments that have been converted to condominiums in the past few years were probably constructed under the latest building codes and have new building components, mechanical systems and interior finishes. These are a safer bet and you will want to find out the year the original structure was built.

Many older buildings have been converted as well. Some converters gut an apartment building, taking it down to its “shell,” and then rebuild it, installing new plumbing, roof and mechanical systems.

Other developers simply do “cosmetic rehabs,” leaving the building components as is and merely sprucing up the property to make units more marketable.

Buyers beware. Are you buying a fully renovated building that was taken down to the shell, or are you buying a building that someone just slapped some paint on and put in a few new windows?

What about problems to the complex? Although most developers do a terrific job in converting, what if the roof needs to be repaired after a few years? Non-warrantable condos mean the project is not insured by Fannie Mae. This means a different kind of loan for the buyer of your condo. Many banks do not loan on non-warrantable condos. We offer non-warrantable condo loans. Even though they are very competitive, even offering 100% financing, the loan programs are not quite the same as they are on a warrantable condo.
